Property Manager

Located in Edmonton, AB

Salary: $75,000 - $80,000/year

An Edmonton client is seeking an experienced Property Manager to oversee their commercial property portfolio.

Property Manager Highlights:

• Oversee day-to-day operations, maintenance, and repairs for a commercial portfolio
• Serve as the main point of contact for tenants and respond to concerns and service requests
• Manage lease administration, including renewals, rent escalations, and lease compliance
• Coordinate move-ins, move-outs, and space turnovers, and support leasing alongside brokers as needed
• Manage contractors and service providers (HVAC, cleaning, landscaping, security, etc.)
• Conduct regular property inspections for safety, cleanliness, and code compliance
• Coordinate capital improvement projects and renovations
• Prepare and manage annual operating budgets, and track budget vs. actual
• Process and approve vendor invoices, support rent collection, and follow up on delinquencies
• Assist with CAM reconciliations and tenant billbacks
• Prepare monthly and quarterly reports on occupancy, financial performance, and operations
• Ensure compliance with municipal bylaws, fire codes, and safety regulations, and manage insurance requirements and claims
• Perform additional duties as required

Requirements:

• Commercial property management experience
• Strong understanding of commercial lease structures (NNN, gross, etc.)
• Experience with property management or accounting software (Yardi, MRI, or QuickBooks)
• Budgeting and financial reporting experience
• Excellent communication and vendor negotiation skills
• [Valid driver’s license and reliable vehicle, if multi-site travel is required]
• Must be able to speak, read, and write English

Hours & Wage:

• Monday - Friday 
• $75,000 - $80,000/year
