The Property Manager is responsible for providing quality service to residents and the community, effectively marketing and monitoring the physical apartment community, meeting financial objectives, and maintaining compliance with all applicable agency standards.

Key Responsibilities

  • Financial Management:

    • Understand and achieve financial goals in the owner’s best interest.

    • Maintain accurate records (rent rolls, A/P, A/R reports, move-in/move-out logs).

    • Ensure timely collection, posting, and deposit of rents and tenant charges.

    • Prepare and manage budgets, income projections, and operating within budget.

    • Handle petty cash, invoices, and subsidy reporting (e.g., Section 8 HAP Voucher) 

  • Leasing & Occupancy:

    • Rent to fullest capacity through effective marketing, applicant screening, and retention strategies.

    • Conduct move-in inspections, unit turnovers, and annual inspections.

    • Comply with HUD, Fair Housing, and other applicable laws 

  • Administrative & Resident Relations:

    • Maintain organized, compliant filing systems (resident, applicant, accounting, vendor, contract).

    • Process move-ins, move-outs, and recertifications accurately and on time.

    • Resolve resident issues and conflicts promptly.

    • Foster positive relationships with staff, residents, vendors, and agencies 

  • Compliance & Operations:

    • Ensure compliance with state and federal housing regulations, including federally assisted programs.

    • Lead and respond to community emergencies.

    • Maintain occupancy through retention programs and resident engagement 

Required Qualifications

  • Experience: 2+ years as a manager in affordable housing or equivalent training/experience 

  • Knowledge: Familiarity with affordable housing programs, HUD Section 8, HOME programs, and state/local housing regulations.
  • Skills:

    • Strong time management, prioritization, and multitasking abilities.

    • Proficiency with Microsoft Excel, Word, Outlook, and online databases

    • Solid administrative, organizational, marketing, and resident relations skills.

    • Excellent verbal and written communication.

    • Ability to work independently in a fast-paced environment
