Apartment Maintenance Technician Responsibilities

• Perform routine, preventative, and emergency maintenance on apartment homes and community facilities.
• Diagnose and repair plumbing, electrical, HVAC, appliances, drywall, doors, locks, lighting, and other building systems.
• Complete apartment make-readies, including painting, repairs, cleaning, and upgrades for new residents.
• Respond promptly and professionally to resident maintenance requests.
• Inspect apartments, buildings, and common areas to identify maintenance and safety concerns.
• Complete work orders accurately and efficiently while maintaining detailed documentation.
• Maintain inventory of maintenance supplies, tools, and equipment.
• Purchase materials as needed and verify deliveries.
• Assist with capital improvement projects and property upgrades.
• Coordinate with outside contractors and verify completed work meets company standards.
• Maintain clean, safe, and attractive buildings, common areas, and exterior grounds.
• Follow all company safety policies, OSHA standards, and Fair Housing regulations.

Apartment Maintenance Technician Qualifications

• Previous apartment maintenance or multifamily maintenance experience required.
• Strong troubleshooting and repair experience with:
  • HVAC systems
  • Plumbing
  • Electrical systems
  • Appliances
  • Drywall and general carpentry
• Ability to complete apartment turns independently.
• Excellent customer service and communication skills.
• Strong organizational skills and attention to detail.
• Must own basic maintenance tools.
• Valid driver's license and reliable transportation required.
• Technical certifications are a plus.

Physical Requirements

• Stand and walk for extended periods.
• Frequently climb ladders, bend, stoop, kneel, and crawl.
• Lift and carry up to 50 pounds safely.
