Job Summary
RCAP Solutions is seeking a skilled and motivated Maintenance Technician to help maintain the physical integrity of assigned properties. This role is essential in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The ideal candidate is dependable, detail-oriented, and committed to high-quality workmanship and excellent customer service.
Key Responsibilities
Property Maintenance & Repairs

Perform general maintenance and custodial duties as directed by the Maintenance Supervisor.

Complete apartment turnovers, including repairs, improvements, and turnover cleaning of vacant units.

Diagnose and perform minor repairs in electrical, plumbing, appliances, HVAC, carpentry, and flooring.

Conduct drywall repair, installation, prep, and painting.

Perform basic carpentry (hanging doors, cabinet installation/repair, trim work, countertops).

Respond to and complete service requests in accordance with company priorities and procedures.

Schedule and perform preventive maintenance on equipment.
Safety & Compliance

Maintain awareness of property conditions and promptly correct unsafe conditions (e.g., broken steps, exterior lighting, trip hazards).

Ensure compliance with company policies and all state and federal regulations (OSHA, ADA, Fair Housing).

Report safety or security concerns immediately to the Maintenance Supervisor and Property Manager.

Participate in on-call rotation to respond to after-hours emergencies, as available.
Grounds & Custodial Work
-
Perform general janitorial tasks including vacuuming, mopping, floor care, wall and window cleaning.

Conduct grounds maintenance (lawn mowing, shrub trimming, leaf removal).

Perform snow removal using hand and power equipment.
Administrative & Operational Support
-
Maintain tools and equipment in proper working condition.

Order parts and supplies; maintain accurate inventory and organized shop standards.

Complete work orders, timesheets, and documentation accurately and timely.

Obtain bids and negotiate vendor pricing in accordance with company purchasing policies.

Coordinate daily maintenance objectives with the Property Manager.

Work collaboratively with subcontractors and vendors.

Attend departmental and organizational meetings as requested.

Experience Requirements
-
Minimum of 2 years of maintenance experience required (residential experience preferred).

Direct experience with apartment unit turnovers required.

Proficiency in plumbing, carpentry, and electrical systems.

Working knowledge of HVAC and appliance repair.

Proficiency in Microsoft Office (Word, Excel, Outlook) and property management software systems.

Strong time management, organizational, and communication skills.

Ability to work independently and collaboratively with minimal supervision.

Excellent customer service skills and commitment to maintaining confidentiality.

Detail-oriented with ability to manage multiple priorities effectively.
Education Requirements
Certifications & Licensure
-
Valid Massachusetts Driver’s License required.

Must have insured vehicle and ability to travel locally between properties.

Ability to participate in on-call emergency response.
Working Conditions & Physical Requirements

Ability to perform medium to heavy physical work.

Prolonged standing, walking, climbing, stooping, kneeling, crouching.

Ability to climb ladders and stairs, work overhead, and operate hand and power tools.

Regular lifting up to 50 lbs.

Local travel required.

Ability to speak, listen, and understand others effectively.
