Assistant Property Manager

Job Summary: We are seeking a qualified Assistant Property Manager.  The candidate will support the lead property manager of a residential or commercial development, overseeing financial and marketing business while also interacting with renters. The Assistant Property Manager processes new tenant applications, addresses and resolves tenant issues & complaints, oversees any necessary construction, assists in marketing the property, and manages financial aspects of the business.

Position Type: Full-Time, Evaluation Hire

Pay/Salary: $14.00 per hour

Schedule: 1st Shift, 9:00 am - 5:00 pm

Responsibilities/Duties of Assistant Property Manager: 

  • Process rent payment and condominium dues
  • Inquire about late payments and assist in handling any eviction issues
  • Interview new prospective tenants and give tours of the property
  • Process applications conduct credit checks and call references
  • Distribute and collect leases and ensures that all required legal documents are signed
  • Address and promptly resolve questions, requests, and complaints from tenants
  • Create and distribute marketing materials for the property management company
  • Inspect the property on a regular basis to assess the condition of buildings and grounds, and to ensure that empty units are ready for new tenants
  • Attend to necessary repairs and maintenance
  • Assist in hiring a grounds crew and other staff necessary for the upkeep of the property
  • Manage budgets and accounts
  • Report any problems or issues to the property manager
  • Manage records and files of current tenants
  • Respond to emergency maintenance or safety calls

Qualifications for Assistant Property Manager:

  • High school diploma or equivalent required
  • Associates or Bachelor’s Degree in Business or Management preferred
  • Prior real estate, property management, or customer service experience required
  • Expected to complete necessary Fair Housing and Occupational Safety and Hazard Administration certifications
  • Demonstrate the strong organizational skills necessary to oversee a number of different properties
  • Possess knowledge of the real estate industry, including market trends, prices, and state and federal housing regulations
  • Proficient in basic computer programs including Microsoft Word and Excel
  • Demonstrate familiarity with financial management software used to balance budget and track payments
  • Must be willing and able to travel to various property sites
  • Must be detail-oriented with the ability to manage time efficiently
  • Exhibit solid communication skills, with an ability to calmly resolve disputes or complaints
  • Works well within a team
  • Interacts and engages in a friendly manner with potential and current tenants
  • Demonstrate the ability to think creatively in order to develop new marketing and recruiting techniques
