Role: Assistant Maintenance Supervisor

The Assistant Maintenance Supervisor is responsible for hands-on maintenance of plumbing, electrical, grounds keeping, and apartment turnover, vendor management, apartment standards and successful management of maintenance requests in a timely manner. May be assigned a variety of other related tasks by supervisor. Will provide support and back-up for Maintenance Supervisor as needed.

  • Effective, timely communication with Community Manager on Status of Make Ready Units.
  • Assist with managing and using On Call Log Book per instructions.
  • Appropriately notify the Community Manager and/or Maintenance Supervisor if service requests cannot be completed due to ordering parts or any other reason.
  • Responsible for effective and timely punch out of vacant units.
  • Maintain workshop and storage area in a clean, neat and orderly fashion.
  • Keep Company tools, equipment and vehicles in properly maintained, good working order.
  • Responsible for purchasing inventory within budgeted guidelines in coordination with the Property Manager.
  • Institute and maintain preventive maintenance schedule.
  • Responsible for physical maintenance and appearance of vacant units, hallways, grounds maintenance areas, office, laundry areas
  • Review outside contractors for quality, cost efficiency, and timeliness. Assist in soliciting bids and obtaining bids for projects as needed.
  • Always maintain customer service standards. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers, contractors, vendors and the general public.
  • Effectively coach, mentor, train team members on tasks.
  • Assist with handling performance management issues with Community Manager and/or Maintenance Supervisor.
  • Read and adhere to all Company policies and procedures.
  • Emergency on-call duties as required or assigned.
  • Snow removal duties as required or assigned.
  • May be required to work overtime
  • Physical attendance at assigned work location during scheduled hours is essential.
  • Other property maintenance-related job duties, projects as assigned.

Qualifications:

  • Minimum 4-5+ years prior hands-on apartment maintenance experience needed.
  • Prior painting, minor plumbing & electrical wiring skills, carpentry, dry wall, cleaning skills needed; HVAC a plus or willing to train.
  • Minimum 1+ years prior employee/team supervision preferred.
  • Knowledge of safety rules involving cleaning supplies, maintenance equipment, etc.
  • Reliable transportation and valid drivers’ license and valid auto insurance required.
  • Ability to respond within 30-minutes to on-call emergencies on property when scheduled on a rotation basis;
  • Able to assist with snow removal and grounds upkeeping when needed.
  • Prior budgeting experience preferred; able to understand accounts payable, receivables to effectively assist with maintaining a positive fiscal maintenance operation at all times.
  • Prior computer experience needed; good MSWord, Excel, Outlook skills preferred.
  • Yardi Voyager, or other affordable housing software programs experience preferred or willing to learn.
  • Vocational training in building, construction, maintenance a plus.
  • Certifications in HVAC, environmental hazards, maintenance, building, construction a plus or willing to obtain.
  • OSHA knowledge preferred.
  • Ability to function both inside and outside in all types of weather.
  • Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50lbs.
  • Must be able to read and understand procedure manuals, hazardous material and equipment operational instructions, etc.
