The Apartment Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Property Manager.
**Key Responsibilities:**
1. **Maintenance Requests:**
- Respond promptly to maintenance calls from residents.
- Complete all maintenance requests in a timely and efficient manner.
2. **Preventive Maintenance:**
- Conduct routine inspections of apartment units and grounds.
- Perform preventive maintenance on equipment and systems.
3. **Repairs:**
- Repair and maintain plumbing, electrical, and HVAC systems.
- Perform carpentry, painting, and general repairs as needed.
- Troubleshoot and repair appliances.
4. **Safety and Compliance:**
- Ensure compliance with all safety regulations and codes.
- Maintain accurate records of maintenance activities and repairs.
- Assist in maintaining inventory of maintenance supplies and equipment.
5. **Emergency Response:**
- Respond to after-hours emergency calls as part of the on-call rotation.
6. **Customer Service:**
- Provide excellent customer service to residents.
- Communicate effectively with residents, staff, and management.
7. **Property Appearance:**
- Maintain the cleanliness and appearance of common areas, grounds, and amenities.
- Ensure trash areas and dumpster enclosures are clean and orderly.
**Qualifications:**
- High school diploma or equivalent.
- Proven experience as a maintenance technician or other similar position.
- Strong knowledge of plumbing, electrical, and HVAC systems.
- Experience with general carpentry, painting, and repairs.
- Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
- Good communication and interpersonal skills.
- Strong problem-solving and organizational skills.
- Ability to work independently and as part of a team.
- Ability to lift up to 50 pounds and perform physical tasks such as bending, climbing, and standing for extended periods.
- Valid driver’s license and reliable transportation.
- Availability to be on-call for emergency repairs.
**Preferred Qualifications:**
- Certification in HVAC, plumbing, or electrical maintenance.
- Experience in apartment or multi-family property maintenance.
**Working Conditions:**
- Work is performed both indoors and outdoors.
- Exposure to various weather conditions.
- May be required to handle hazardous materials following proper safety protocols.
