Position: Make Ready Technician

Job Summary: As a Make Ready Technician, you will be responsible for ensuring rental properties are in optimal condition for new tenants. This includes conducting inspections, performing maintenance tasks, and executing repairs as necessary to meet quality standards and lease requirements.

Responsibilities:

  1. Property Inspection: Conduct thorough inspections of rental units to identify necessary repairs, maintenance needs, and cleanliness standards.

  2. Maintenance Tasks: Perform various maintenance duties such as painting, patching walls, repairing fixtures, replacing light bulbs, and fixing minor plumbing or electrical issues.

  3. Cleaning and Preparation: Clean rental units thoroughly, including floors, walls, appliances, windows, and other surfaces. Ensure that the property is presentable and meets sanitation standards.

  4. Repair Work: Address repair requests promptly and efficiently, including but not limited to fixing leaky faucets, repairing damaged doors or windows, and replacing broken hardware.

  5. Groundskeeping: Maintain the exterior appearance of the property by mowing lawns, trimming hedges, clearing debris, and addressing any landscaping needs.

  6. Documentation: Keep detailed records of maintenance activities, repairs, and expenses. Document the condition of units before and after make ready processes.

  7. Communication: Coordinate with property management and leasing teams to prioritize tasks and ensure timely turnover of units. Communicate effectively with tenants regarding scheduled maintenance or repairs.

Requirements:

  • Previous experience in property maintenance, construction, or a related field preferred.
  • Basic knowledge of plumbing, electrical, HVAC, and general repair techniques.
  • Ability to operate common hand and power tools safely and effectively.
  • Strong attention to detail and commitment to quality workmanship.
  • Excellent time management and organizational skills.
  • Physical stamina and ability to perform tasks requiring moderate to heavy lifting, bending, and standing for extended periods.
  • Valid driver''s license and reliable transportation.
  • High school diploma or equivalent.
