Salary: $70,000 - $90,000 Annual

We are seeking an experienced Construction Project Manager to join our team. As a Construction Project Manager, you will manage the implementation of the Construction Project from concept to completion, including budgeting, purchasing, scheduling and project coordination of all the requirements of the project making sure that all client requirements are satisfied and incorporated into the project (where appropriate) and all budgets are adhered to.

 

Principal Duties and Responsibilities (Essential Functions):

· Coordinates and manages the Project Kickoff meeting. Ensure that that the information in the project file (including the project participant list) is complete, accurate and updated as necessary.

· Participates in project review and project owner meetings as required.

· Attends the Design Project Kickoff meeting.

· Review Conceptual Scope of Work and Budget with immediate supervisor.

· Review site issues, specifically, and plan requirements. Responsible to order material for the job (as needed), and review results with project team and immediate supervisor.

· Coordinate Follow Up status and approvals meeting.

· Review Preliminary Design and suggest alternative materials and construction methods

 

Constructability Review

· Participate in the redline process of the Design Development drawings with the design department prior to the creation of CD’s.

· Work with the Design Department and the Estimating Department to Value Engineer the project to look for potential cost savings.

· Meet with immediate supervisor to Review and Approval to project to move forward.

 

Purchasing

· Work closely with the Estimating department on the determination of the Construction Cost Estimate.

· Review Part 1 Scope of Works and Materials selections to determine the appropriate cost and quality of the project.

· Meet with Key subcontractors and vendors to establish Design/Cost proposals.

· Work closely with the Estimating Department on the determination of the Construction Cost Estimate. This includes subcontractor/vendor selection criteria.

 

Part II Final Design and Construction

· Coordinate project review and kick off meeting. Meeting must include a review of all required agency and approvals as well as a discussion of the detail project schedule to completion.

· Act as a Team Leader for the project team that includes the Design PM, Superintendent, Safety/Quality Manager, all sub-contractors and trades.

· Interact with the client of the project and communicate all relevant issues related to the project.

· Process Monthly Pay Applications in coordination with the Controller

· Manage the Change Order process and work with the owner, sub-contractor, and HICAPS’ staff to ensure proper change order management.

· Review ALL contract documents including but not limited to Site, Architectural, Structural, and MEP’s.

· Review and maintain the project schedule with input from the project superintendent.

· Manage all required agency approvals. Ensure proper authorizations are obtained and documented throughout the construction process

· Manage the Shop Drawing approval and submittal process. This includes obtaining the required shop drawings and submittals for each project, and managing them through the approval process, which includes ensuring the owner has the appropriate information for finish selections and the project superintendent has a copy of all “approved”

 

Office Administration: Preparing correspondence, copying, faxes, coordinating team meetings and other general tasks related to project management.

Knowledge of Commonly used Construction Concepts, Practices and Commercial construction/estimating experience required. Must be able to read plans and construction documents. Specific experience in Retail, Medical, and Institutional construction estimating and Design Build experience plus. Working Knowledge of Timberline, MS Excel, MS Word, MS Outlook.

 

Education and/or Experience: Four (4) year college or university program certificate; or two (2) to four (4) years related experience and/or training; or equivalent combination of education and experience.

 

Language Skills: Ability to read, analyze, and interpret common scientific and technical journals. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and owners

 

Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
